Now it is becoming easier to farm as farm management companies are catering to expats.

Uruguay: a top choice for farmland investing

Productive agricultural farmland is gaining increasing attention from investors worldwide, as global demand for food rises and arable land per capita decreases. The attractiveness of this new asset class lies in its non-speculative nature and steady yields, along with the consistent appreciation that the land is likely to deliver over time.

Uruguay, one of South America’s most stable and open economies, not only has the continent’s friendliest investment climate, but is also endowed with some of the most productive soil available, both for agriculture and cattle breeding. It’s no surprise that foreign investors are progressively focusing on Uruguayan land.

Among the factors that draw investors to Uruguay, we find:

• A well priced and transparent property market: Every property in the country is mapped, and that map is available online, so an investor can verify a property´s soil types and productivity index.

• Widespread availability of farm management expertise: This makes it easy for the absentee investor to purchase a farm and have a farm management firm oversee it and run the activity on the land, reporting to the owner as required.

• A very liquid and dynamic land-lease market: This enables owners who do not wish to exploit the farm, to simply lease it.

• Sound fundamentals underlying the investment: The asset will likely appreciate consistently and in the meantime provide stable returns: leasing agricultural land yields between 3.5 and 4% of the land’s value, and farming it yields –on average- 3 to 9%.

Upon reading this, I began seeking ways to help readers find farms and farm investments in more of South America than just Ecuador.

To my delight when I put our Super Spanish teacher Spiro Michas together with Steve Rosberg, a friend who lives in Argentina and has had an agriculture business there (Ushay) for many years.  I then learned that Steve has expanded his farm activities into Uruguay.

Steve wrote this note about Uruguay farm opportunity:  Toward the end of 2010, Ushay Group were approached by several customers – from all over the world – who requested that we help them invest in productive farmland.

Their interest coincided generally with the investment idea that the rising wealth in Emerging Markets and the limited amount of good farmland available globally would support a trend of increasing land and agricultural produce values.

The following graph highlights a very solid trend of increasing grain demand since 1996:


Whilst we agreed with their outlook, we presented them with what has been (and continues to be) our general observation of many years:

– Over the longer term, farmland has been a generally profitable undertaking. Nevertheless, when actually buying farmland at current prices, returns on total investment are many times extremely low – possibly in the 1% to 3% per annum on average – and this return level excludes the potential downside of weather related volatility.

– While farmland prices generally grow as a function of the prices of its production, and of improved economies due to technology (and circumstantial economic conditions), these profits are not realizable until the land is sold.

– Because farmland is such a capital-intensive investment (in terms of current output) attaining meaningful geographic and weather diversification is difficult without prohibitively high initial capital outlay, as very large sized estancias would need to be acquired to justify the management overhead

Argentine investors have typically addressed this issue by arranging what are known as pool de siembra projects – literally, planting pools of capital. In these types of arrangements, a group of investors gets together with a professional land manager – the Operator – and pool their capital. With these funds, the Operator leases land and conducts farming operations on it for a pre-agreed level of compensation.

Profits for these types of arrangements are typically distributed as follows: 1/3 of profits to the operator, 2/3s of profits to the investors, with all profits calculated after a fixed compensation is paid to the Operator.

These pools started off as informal associations and have evolved to large, more organized structures taking in even institutional investors.

This model is volatile. To take Ushay’s Uruguayan operator’s track record (which he achieved farming in Argentina and Uruguay), for example, you can see  a very high average return, with much volatility, and one very bad year caused by extensive drought and adverse commodity markets.


With this model in mind, Ushay set up a small fund in Uruguay, Plata Agfund, in 2011. The plan is to expand in 2013 to include multiple jurisdictions to obtain geographic and jurisdictional diversification.

To mitigate the volatility and build on a long term capital gain component that will complement the strong current revenue, a portfolio of farmland properties purchased opportunistically will be acquired gradually.

Ushay has been creating and operating investment projects in agriculture since 2003, focusing until now primarily on timberland and vineyard with no debt.

Future agricultural investment will continue to be on a no-debt basis, and will also include, in addition existing activities, soybeans and cereals and other activities such as horticulture and fruit orchards. These may be managed by Ushay or by third parties with Ushay oversight.

Ushay will be using an US LLC as the vehicle, and investors will participate by invitation only.

Last year 2.093 farmland transactions were reported which represents a 13.3% increase over 2009 while the average hectare price was also up 13%. Although the overall land sale reached 336.000 hectares (up 4%) the average transaction land surface was down from 175 hectares to 161 hectares.
