Ecuador Real Estate Listings

Ecuador’s Dollarization and an improved economy have pushed real estate prices higher, but they are still remarkably low. Here are two listings from reader Mark Burris showing that asking prices on good properties are still low and that bad properties are very low.

3) bedroom,(2)1/2 baths beautiful condominium located in an upscale historical section near Quito, in Guapulo. (in the mountains behind the Hotel Quito). Fireplace, alcove and garden room. Washer/dryer Connections. The condo has been furnished in excellent taste and the sales price includes all furniture and appliances. The condo is (200) meters in size or approximately 2000 sq. feet in a townhome type setting with the bedrooms upstairs and the living room & kitchen downstairs. Gated community, 24 hour security. $85,000.

Penthouse Suite – Rough Condition. (90) Meters or approximately (900) square feet. This suite located at the top of a (15) year old building on a major street in Quito needs a lot of work. Needed replacement items include flooring, paint, wall repair, carpet, possible roof repair, door frame replacements, kitchen and bathrooms repairs, and possible electrical repairs. The suite includes a fireplace and a private outside terrace which could be converted to an additional room.  estimated repair costs, not including labor (which is not expensive in Quito) is between $10,000 – $15,000. Priced at only $22,000, this is a perfect condo for the person who enjoys doing a rehab project. #117 – Posted – 06/01

Plus sellers rarely expect anything near their asking price! I will update the Ecuador real estate market at my upcoming course with Steve Rosberg and Teddy Christiansen July 27 through 29.

Until then, good investing and business.
